I was told I need a Conditional Use Permit. What is this?
A Conditional Use Permit (CUP) is required for certain types of businesses or activities that have the potential to affect neighbors. CUPs require approval by the City’s Planning Commission.
The Planning Commission meets on the second Monday of every month and consists of a 5-member panel of appointed officials. The Planning Commission may require that certain conditions be met for a use to be allowed. The application fee is $2,300 and typically takes 2-3 months from the date of submittal to the date of the public hearing.
This application fee is non-refundable, regardless of the outcome of the Planning Commission hearing.

I heard about a new, proposed project in the City. How can I learn more about it?
The City uses a case manager system for all new development projects. You can call the Planning Division at 626-308-2806 to find out which planner is the case manager for a particular project. The case manager can provide you with details and note your concerns.
The City website also has summary descriptions of current major projects. To review the list of projects, click this link:

Comments can be voiced directly with the case manager or submitted on-line using the inquiry/request for service form.

Most large projects require approval by either the Planning Commission or Design Review Commission at public hearings/meetings. These meetings have designated times for members of the public to voice their concerns regarding the project being reviewed.
